With building work due to start in the coming months this project is made up of two parts. An existing building with commercial use on the ground floor and a flat above. This has planning already in place for a 9 bed HMO. On the side of the plot is a disused storage garage, formally used by the commercial unit. This area has planning for a 1 bedroom dwelling.

Our strategy here is to split the title and carry out the HMO conversion then build the new house and sell it on for a profit.
