The Property
This property previously had commercial use class as offices. We purchased this property with permission granted for change of use to C3 residential in place.
The Plan
To gain more living space a planing application was submitted for a rear extension. This was granted without issue.
The Challenge
Although C3 use class had been granted, it had not yet been implemented. Prior to our purchase and as part of the planning conditions, the external aspects of the building had been landscaped, and electric vehicle charging points had been installed. However the interior of the building had not been converted to residential use and was laid out as functional office space.
The property did not have a working kitchen or bathroom, as such the C3 class was not considered as ‘implemented’. Due to this, we could not convert the use class to C4 residential under permitted development. To successfully navigate this we proceeded with the build, then applied for a lawful development certificate once we had the working kitchen and bathrooms. This then allowed us to proceed with converting the use class to C4 HMO under permitted development rights.
The Result
With careful consideration to layout and interior design we have created a high end, user friendly co-living space that centres around the tenants requirements, whilst maintaining affordable accommodation.
